Situated on the site of the original 1920's pumping station is the main house of the lake- named Maxwell cottage. An impressive 3700 Square Feet home which is spacious and well-appointed and has a prime site overlooking the lake.

An original Royston angling club water the 6.5 acre original chalk pit holds a superb mixture of freshwater fish - unfished for 25 years, there is an amazing balance of species.

In the lake are approximately 140 Carp , sizeable Bream, Tench, Pike and an absolute abundance of silver fish plus Perch and Eels. Water quality in this 14ft chalk pit is almost perfect.

Fishing is totally private and is only available by invitation.

House & Grounds

The house and grounds have had significant improvements over the last 4 years.

Around the lake

A series of walkways and decking have been erected so that there is a continual footpath around the banks of the lake.

Out in front of the home and in the lake 3 small islands have been connected to the mainland by a series of hardwood decking runs that all lead to a wonderfully decked island with entertaining space and oak gazebo.

A recent addition to the outside entertainment area is a solid oak gazebo—blending perfectly with the home and offering year round cover from the elements.

The house

The property had undergone significant improvement with solid oak flooring throughout the ground floor plus a significant new solid light oak doorway, staircase and entranceway.

New French doors lead out to the patio and above out on to the balcony of the master bedroom that has spectacular views over the lake and grounds.

New hardwood windows have been fitted and outside a new block paved driveway built. The immediate gardens are significant with a small orchard, a lavender run and  flower laden borders to a large lawned area.

Included in the immediate garden /grounds is an 80ft high 100-year-old natural beech wood.

Leading down to the lakeside and decked jetty are beautifully planted terraced walls.

Landscaping

Thanks to the previous owners (Mr and Mrs Harrison 2000-2008) for their work in planting what are now specimen trees - giant redwoods - avenues of fragrant lime trees - poplars - pines and many more. - all seeming to like the chalk soil.

The 19 acres is made up of 6.5 acres of lake plus 5 acres of paddock (with relaxing picnic areas-) also a private 6.5 acre woodland for shooting and foraging. Approx an acre of land surrounds the immediate property.

All additions have received necessary planning consents.

Additional properties

Within the estate there are also two linked properties set back from the lake and behind the entrance driveway that were originally built as 3 bedroomed homes - these were built on the site of the original workers cottages.

The owners of these properties have access rights to the entrance area, a section of the lake and a strip of woodland along the A10 roadway. The costs associated with maintenance of these areas and the lake are shared (1/3 to each family).
